The site extent is only   four perches land plot which has   blind walls in two boundaries. it was challenging to include four bedrooms three bathrooms , parking and common spaces such as double height living space and pantry  with dining in this small plot.allowing correct reservations from front and rear the buildable area limited to less than 3 perches.

The estimated project cost was 30 million with timber flooring and three four bathrooms .
